The Draft Specification Document A specification for quotation purposes needs to be much more detailed than the work brief . It requires you to think about how you will be using each room, and how you would like it to look. Start by taking a separate piece of paper for every room or area that needs work, label it and list the same headings on every sheet. Writing 'not applicable' is better than forgetting something that needs to be done. Make a plan of each room and mark positions of radiators, power points, and so on. Make several copies of the specification to give to various contractors. Some may be prepared to handle the whole job, others may want you to organise, say, the central heating as a separate job. Ask contractors to indicate which work they are quoting for. Add a clause to the effect that it is the contractor's responsibility to point out errors or omissions in the specification at the time of quoting. The key headings and issues are: For Interior WorkPlumbingWater supply and waste for sink, bath, power shower, bidet, toilet, washing machine, and dishwasher (specify whether cold-fill only or hot and cold for the last two). Do you need an outside tap? WiringThe number and position of power sockets and light fittings, including wall lights and under-cupboard lights. Do you want sockets to be mounted on the skirting (cheaper) or set into the wall (neater)? List any permanent electrical appliances, such as cooker and electric fire. Now is the time to consider installing a security system. By planning ahead, you can make sure all wiring is hidden. Gas SupplyFor cooker, gas fire, hot water, or central heating. Central HeatingSpecify type and make, if known, as well as number and position of radiators or hot-air grilles. Do you want individual thermostats on each radiator? WoodworkDo the window frames need attention? If you live in a period property, specify that architraves, skirting, and doors must match the original. Walls and CeilingsMake good as necessary. Even if they are in good condition now, new wiring may have to be channelled in. Do you want coving or a ceiling rose? If you plan to do the decorating yourself, make a note: 'decorating to be done by owner'. FloorsRepair and replace as necessary. The quality of the work you ask for should reflect the finish you want - greater care has to be taken if you want floorboards polished rather than covered with carpet. For Exterior WorkDraw up lists for each elevation - rear, front, north side, south side - and structures such as conservatory or garage.
